Boomers vs Gen Z: Who is buying more property in India?

Gen Z wants flexibility, Boomers like stability.

An interesting generational shift is being seen in India’s real estate sector. On the one hand, baby boomers (born between 1946–64) consider the house as a strong investment, while Gen Z (born after 1997) people are giving priority to rent; however, many of them still dream of buying their home.

Ownership vs. Renting: Generation Comparison

According to the recent Knight Frank report:

  • 79% Baby Boomers, 80% Gen X, and 82% Millennials prefer to buy a house.
  • 71% of Gen Z also want to buy a house, but 27% still consider renting better.

There is a desire to buy a house in Gen Z, but the cost of living on rent is three times that of the rest of the generations – this is a big change.

Reasons behind their decisions

Boomers: Investment and Heritage
15% of Boomers buy houses for retirement, and 29% see it as an investment.
Most Boomers already own a home, so the next house is a source of growth and stability for them.

Gen Z: Flexibility and Lifestyle Upgrade
Buying a house for Gen Z is less an investment and more a way to live a better life.
36% of people buy a house to upgrade their lifestyle.
These people find reliable builders who can give good-quality homes.
But things like changing the location of the job, economic uncertainty, and student loans force them to stay on rent.

Architect and interior designer Amit Khanna says,
“Real estate has become a mature market in India today. Young homebuyers now demand good quality as they are world travelers.”

Home choice: Who needs

  • Apartments – The most liked: 52%
  • Studio Units: 19%
  • Independent House / Villa: 17%

In every generation, a home loan is the most common way – 79% of buyers use it.

Trust in the location and the builder

The things that matter the most when buying a house:

  • Location: 50%
  • Builder Reputation: 35%
  • Having a house near the workplace: 33%

These factors – Boomers, Millennials, and Gen Z – are equal for everyone.

“For first-time buyers, pricing transparency, timeline commitment, and confidence that they will really find the house that is shown – all this is the most important.”

Trends: Gen Z and Millennials are moving forward

Gen Z and Millennials’ property procurement in cities like Bangalore has seen an annual increase of 30–45%.

On a large online property portal, at the beginning of 2024, 60% of the houses were bought by Millennials and Gen Z.

Keshav Aggarwal (Director, Srijan Realty) says,
“When buying a house for the first time, buyers first see how the builder’s track record is and how much they can be trusted.”

Rent vs. Ownership: Thinking of Young India

Rent gives freedom, low early expenses, and a maintenance-free life.
Buying a house creates property, gives tax benefits, and provides long-term security.

Experts believe that renting is prudent in the initial stage of the career. But as savings and financial stability come, buying a house can be better.

Who is ahead?

  • Boomers: Even today, the biggest supporter of ownership – buying a house for them is a combo of tradition and investment.
  • Gen X and Millennials: More than 80% of people want to buy a house.
  • Gen Z: Want to buy, but a little divided – 71%, yet many are selecting the option to stay on rent.

Boomers in America defeated Millennials

According to the July 2024 report of the National Association of Realtors (NAR), most of the houses in the US were purchased by Boomers – they contribute to 42% of total home purchases.
At the same time, the number of Millennial buyers has fallen to 29%, 10% less than last year.
The survey spoke to about 1.68 lakh home buyers.
Most people under the age of 44 took out home loans.
Millennials – 1 in 4 in the age of 26–34 – got help with a down payment from family or friends.
Many people shifted directly from their family house to their new house.
The number of first-time buyers has also seen a 10% decline.
